4. CONSEQUENCES OF THE AGREEMENT
4.1. This Agreement shall terminate:
4.1.1. upon expiration of the Agreement (unless the Parties agree in writing to extend this Agreement for another specified term) or
4.1.2. by mutual agreement of the Parties.
4.2. The Agreement shall be terminated with the notification in writing at least two months in advance.
4.3. The Tenant may continue to live in the Apartment after the expiration of this Agreement only if the Landlord and the Tenant mutually agree in writing on a new tenancy agreement not later that 30 days before the expiration of the Agreement.
4.4. If the Parties do not agree on new provisions of a new tenancy agreement, then the Tenant must vacate the Apartment by the last day of the Agreement.
4.5. The Landlord is entitled to terminate the Agreement, evicting the Tenant together with his or her family members and other persons without provisions of other residential space if the Tenant, the member of his or her family members, or other persons lodged:
4.5.1. damage the residential space (including the furnishings thereof), other buildings and premises which have been transferred for use to the Tenant in accordance with the Agreement, or also the common premises, the communications system and installations of the residential house, violates the improvement specified in the Agreement, including the provisions regarding the performance of repairs, degrades the environment;
